The Central Mortgage Income Fund takes capital from accredited investors and deploys it as real estate-backed loans across California, with the goal of returning an ~8% annual yield, distributed monthly —with the option to cash out or reinvest.
We partner with high net-worth individuals, experienced investors, family offices, and financial advisors. Built on decades of experience and a genuine love of the Golden State, we aim for reliable passive income from a minimum investment of $100,000.

Our Story
How we got here
Long before Central existed, the foundations were already being built. For decades, our team has participated in California real estate as lenders, builders, developers, operators, and investors.
Across market cycles, one lesson remained constant:
The best investment decisions come from understanding the assets, borrowers, and opportunities from the ground up. Not from a distance. Not through layers of intermediaries.
But by staying close to the people, projects, and markets that drive outcomes.
That belief ultimately became Central.

The businesses are acquired by the Dianda family, creating the foundation for a more integrated real estate finance platform. Building on that legacy, Equidy is launched to provide modern private lending, underwriting, servicing, and borrower-focused financing solutions.

Ben Dianda
Chief Executive Officer

Ben leads Central’s strategic direction, investor relationships, and long-term growth initiatives.
His experience spans private lending, real estate development, investment management, and entrepreneurship, with participation in hundreds of real estate transactions and dozens of residential and commercial development projects throughout California.
He brings an operator’s perspective to capital allocation and a long-term commitment to stewardship.

Dan Dianda
President
Lender. Builder. Market Veteran.
Dan brings more than four decades of experience across mortgage banking, construction, real estate development, and private lending.
Throughout his career, he has participated in more than one hundred development and redevelopment projects while helping borrowers and investors navigate multiple market cycles.
His emphasis on relationships, underwriting discipline, and long-term thinking continues to shape Central’s philosophy today.
